There is so much appeal to buying a home that’s under construction. I grew up on construction sites, as my dad is a commercial general contractor. Those job sites were much bigger than home sites, of course. It was fascinating to watch new construction: clearing the property, pouring the foundation, framing, roof, and beautiful finishes.
The first two homes I purchased in Austin were new construction. One was in Wells Branch, and the other was in north central Austin and was built by David Weekley Homes. I loved both of those homes and had great experiences with the builders.
Some things to love about new construction:
- Everything is new. Everything. Flooring, fixtures, paint and finishes.
- You can customize. Either a little or a lot. Some builders offer a few ways to do this within limits; others give buyers great leeway. You can add your personal touches to make a new home feel even more special.
- Many things are under warranty. That means appliances, certain home features and equipment may be under warranty for several years.
A few drawbacks:
- New construction may be away from the city center, in outlying communities. If you commute to central Austin, Round Rock or Cedar Park, it may add a bit of time to your drive.
- New communities can take time to evolve, especially if you buy early in the development. You’ll have to put up with construction traffic for a year or two or longer.
- All amenities may not be available right away. Developers may add things like community centers and pools at different points in construction.
Building a home is a great experience, when you find the right community and the right builder. You feel invested.
